Months supply, new listings and homes for sale are inventory measures a closed-sales pull cannot produce. They come from InfoSparks on built homes under 2 acres, where the area drawn for CDA National Reserve excludes the Fairway Lodges and 3rd Addition homesites, so read them as a separate cut from the rows above. On that basis CDA National Reserve holds the tightest supply of the three at 3.7 months.

The difference is the Fairway Lodges and the 3rd Addition homesites, which sit outside that area, along with direct sales that were never listed. The CDA NR figures in this snapshot use the brokerage record.

CDA National Reserve year-to-date figures come from closed-won deals in the brokerage CRM, split into homesites and built homes by each deal's linked inventory record, with acreage and square footage cross-checked against that record and against the MLS where a listing exists. Sale prices are contract prices, which match the MLS and county record. The CRM is the fuller record: it captures direct lot and home sales that are never entered into the MLS, including a 2025 cottage that has no listing at all. Black Rock and Gozzer come from flexmls, the Coeur d'Alene MLS, on closed listings with sold dates from 01/01/2025 through 10/31/2026 and subdivision set to Black Rock or Gozzer; their built homes carry a 2.5-acre lot cap that sets aside large-parcel estates, and their homesites come from the separate vacant-land search with no cap. Median price and price per square foot are computed from these pulls, not carried over from InfoSparks. Days on market is the mean of individual flexmls listings for built sales, calculated the same way for all three clubs; CDA National Reserve's figure covers only its MLS-listed sales. Months supply, new listings and homes for sale are inventory metrics no closed-sales pull can produce; those three are InfoSparks figures on built homes under 2 acres. Sold sets are small — 2 to 12 transactions per club per period — so treat single-period movement carefully.
List-to-sold price ratio is not included this month; list prices were not part of the data pull.
